Fitness center is universal: hotel (boutique through luxury), multifamily Class A, condo-hoa luxury, student-housing, senior-living, Class A office (tenant amenity), executive-suites, coworking-space, and medical-office. The amenity is table-stakes for new construction; older buildings increasingly retrofit during repositioning.
How does fitness center quality affect rent + ADR?
In multifamily, a Class A fitness center (cardio + strength + group studio) drives 0.5-1.5% rent premium in markets where it's expected. In Class A office, fitness is now expected — its absence is more impactful than its presence.
